Colliers International is strongly convinced of the crucial importance of preserving and respecting the environment. Concerning the real estate field, sustainable development should comprise of two components:

1. social sustainability - refers to constructions with a very low density, low height regime, wide spaces between buildings, bio-corridors and large green areas around the buildings, especially for the residential projects. The purpose is to offer a healthy and pleasant way of life.

2. environmental sustainability - refers to maintenance cost reduction by reducing the energy consumption and prolonging the "life expectancy" of the building.

When building such a project, various systems should be included: waste and water management, which refers to waste administration and the reuse of water, and alternative energy generating systems for heating and illuminating, for example systems for solar, geo-thermal or wind energy. All of these can lead to an increase in the construction cost of between 10 and 20%.

There is also a difference in the selling price of a "green" apartment compared to a normal one, due to the difference in density. This could be a slight impediment for the Romanian market, but, in time, people will be willing to pay a higher price for the great advantages of such buildings. Among these, there are the maintenance costs which can be even 45% lower.

For the moment though, in Romania, these concerns are still in an initial phase. Most of the developers on the market would be interested in building environmental friendly buildings but they lack experience in the field and are uncertain that they would find clients interested in buying or renting such a living space.

As a result, the present offer of sustainable buildings is almost inexistent, while the demand is high due to the obvious advantages it offers.

In countries like USA, Australia, Great Britain of Germany this type of constructions have been long introduced.
